Glendale is not one housing stock. It is three or four, laid out roughly south to north, and each one fails in its own way.

Rooftop units on the block homes south of Northern

The neighborhoods between Camelback Road and Northern Avenue, the 85301, 85302 and 85303 ZIP codes around Bethany Home, Maryland and the Glendale Avenue corridor, are mostly block and ranch homes built from the 1950s through the 1970s. The air conditioner on nearly every one is a package unit on the roof, in direct sun from May until October.

Glendale fact. A rooftop package unit on a south Glendale block home spends its entire working life in the hottest air on the property. Cabinet surface temperatures routinely pass 150 degrees in July, which is why the fan motors and electrical parts inside wear out sooner than they would in a shaded side-yard unit.

Most of what fails on a rooftop unit is a routine repair: contactors, condenser fan motors, a plugged condensate drain, a burnt wire at the disconnect. We stock those parts. The complication is that these homes also have the oldest ductwork in the city, often flex duct retrofitted through a low attic decades ago, so a unit that cannot keep up is sometimes an airflow problem rather than a failing compressor. We evaluate both before making a recommendation.

Second- and third-generation systems in Arrowhead Ranch and north Glendale

North of Bell Road, in Arrowhead Ranch, Hillcrest Ranch, Marshall Ranch and the 85308 and 85310 neighborhoods along 59th and 67th Avenues, the houses were built between the mid-1980s and the early 2000s. These are split systems with the air handler in the attic and a condenser in the side yard, and most are now on their second or third unit.

That brings a specific set of problems. The original builder’s contractor often oversized the system by a half-ton or more, and each replacement since has carried that number forward, so the house short-cycles and never fully dehumidifies during monsoon season. Attic air handlers sit in 140-degree air, which is hard on blower motors. Condensate drain lines clog until the float switch trips, or until it fails to and the ceiling shows a stain. A significant number of these homes are still running R-22 systems installed around 2005, which changes the repair-or-replace calculation when a leak develops. When a unit here reaches replacement age we size the new system to the house, not the old nameplate, and we review the HOA’s placement requirements before installation day. Dust exposure on the west side: Westgate, 85305 and the homes near Luke

The west end of Glendale, the newer subdivisions around Westgate and the Sports District and the neighborhoods toward Luke Air Force Base and the Loop 303, sits closest to open desert and farm fields. When a monsoon storm arrives from the southwest, this side of the city receives the dust first and receives the most of it.

Dust degrades condenser performance quickly. A layer of fine grit on the outdoor coil insulates it, head pressure climbs, and the compressor works well beyond its design load. Homes in this area need the outdoor coil rinsed after every major storm and cleaned properly at least once a year, and they benefit more than most from improved filtration inside. Retrofits, additions and mini-splits in the historic districts

Downtown Glendale, Catlin Court and the older streets around Sahuaro Ranch and Manistee Ranch hold the city’s oldest homes, many of them expanded two or three times over the decades. Cooling in these houses is often a patchwork: a central system for the original footprint, a window or wall unit in a converted porch, a return that was never sized for the added square footage.

Uneven cooling is the most common complaint from these neighborhoods. In some cases the correction is a duct or return-air modification. In others the appropriate solution is a ductless mini-split for the addition, which we install and service. In every case we begin by measuring how air actually moves through the house rather than quoting a larger unit.
